What Will Happen to Prices?

Key West Real Estate is a hot topic these days, with prices skyrocketing and peaking in 2006. As we monitor the market a few trends seem to come to light: more and more homes are on the market and prices seem to have begun to move in a downward direction, although slowly. If you're new to Key West real estate, then here are the basics on neighborhoods, developments, prices, and rentals.

Key West Neighborhoods

Old Town

Old Town is the probably the most desirable place to live, in Key West. This is the original settlement of Key West, and therefore has the most historical buildings. The ever-popular conch houses are all in Old Town. The streets are narrow and there are cute little lanes on which the most adorable conch houses were built. This provides a very close neighborhood feeling, a nice way of living. The first Key West residents chose this area to build because it's the highest ground on the island. That means less flooding for homes in Old Town. The streets are old and small, so there's a thick tree cover to Old Town that provides shade and beauty. If you live in Old Town, you can walk to almost everything entertainment-oriented, inlcuding the waterfront. Key West real estate prices here are very very high.

Casa Marina Area

The Casa Marina area is so called because of Casa Marina Resort. It's located south of old town, along the southeastern edge of Key West. The neighborhood consists mainly of large homes with yards, along tree-lined streets. There is an upscale suburban feel to this area, and it is highly sought-after and expensive. Some homes are rentals but it has the feel of an established owner-occupied neighborhood. It's close to beaches.

The Meadows

This is the middle area of Key West, east of Old Town. Traditionally the working class area of Key West, it sports smaller homes and fewer trees lining the streets. There are still some stunning historical homes in this neighborhood, but it's dominated by concrete homes built on the ground level.

Stock Island

Stock Island begins around mile marker 4, and is the next island east of Key West. This is where the working class people of Key West live. It's a bicycle ride away from Old Town, still very close. Homes are pretty much packed in and public landscaping such as tree-lined streets is negligible.

Key West Golf Course

This is also on Stock Island, but north of US 1. It's a development of single family homes plus townhomes around a beautiful golf course. It has tree-lined streets and a very nice atmosphere. There's a sales office on the premesis.

Truman Annex

Truman Annex is the old Navy grounds located right on the water in Old Town. Thus, it's very desirable and expensive. There are brick townhomes, colonial style single family homes, and condos. Almost a gated community, it's immaculate and visually very beautiful. Tres expensive!

Atlantic Side Condos Area

Along the south side of Key West, facing the Atlantic Ocean, there are newer style condos built in the 1980s and 1990s. The face the beaches and are generally well-made. Pretty pricey, but perfect for part-time residents, vacation rentals, and codo lovers.
